The Challenge
A burst main water pipe in the utility room of a busy medical centre caused extensive water damage, affecting over 1,000 sqm and blowing a hole in the wall lining. Upon inspection, we discovered the internal walls were constructed with steel frames, with all insulation saturated and beyond repair.
The urgency to prevent mould growth necessitated an accelerated drying process. Compounding the challenge, the medical centre operated seven days a week, from 8 am to 8 pm, requiring all remediation work to be conducted outside of business hours. This included critical demolition tasks to address the compromised plaster wall linings, demanding a strategic and efficient plan to minimise disruption while ensuring comprehensive restoration.
The Solution
To meet the centre's operational needs, we carefully scheduled all work during non-business hours, ensuring no disruption to services or additional impact on their Business Interruption (BI) claim.
Our comprehensive approach included:
Immediate water extraction and precise moisture mapping to identify affected areas.
Addressing safety concerns with a thorough electrical make-safe process.
Removal of saturated plaster and insulation to prevent further issues.
Nightly installation, monitoring, and removal of state-of-the-art drying equipment.
Once drying was complete, our team meticulously relaid carpet tiles and carried out a full clean-up to leave the property spotless. Following this, a certified hygienist conducted Post Remediation Verification (PRV), confirming all materials were completely dry, mould-free, and hygienically safe.
